With Spring generally being the most popular time of year to sell a house, we have been asked by clients if there is much demand for homes over the Winter months? Our response is a resounding YES! Here’s why:
1. Winter brings out serious Buyers
Let’s be honest. It takes time and effort to go house hunting. And even more so in our Canadian winters with the added layers and road conditions! Buyers looking in January and February are looking to make a purchase – especially if it’s a great house. They don’t want to take the chance of waiting until the Spring and losing out on the home with added competition.
2. Low Mortgage Rates
With pre-approvals at an all time high and low mortgage rates, Buyers are out to BUY this winter. They are looking for a place to call home and to take advantage of these low interest rates.
3. You can show off your home’s winter-readiness
Whether it’s the heated flooring or geo-thermal heating and cooling, many homes have special features that make them more comfortable and adept to bare our cold Canadian climates. Selling in the winter gives you the opportunity to show how your home is designed to handle the harsh elements. BONUS: Fire places and hot tubs are definitely more alluring!
4. Low inventory + high demand = SOLD
Since Spring is the most popular home-selling season, the housing market in the Winter is generally less crowded. Which means, there are fewer homes for sale and competition over low inventory can make Winter an ideal time to sell your home.
5. Year-end bonuses and payouts
As a Seller, year-end performance reviews could mean that more people have money to spend on a home. Downpayments and the opportunity to move up/ relocate become realities with the extra income.
